Incubator Feasibility

Incubators can be a valuable part of local and regional economic development strategies. However, each market varies based on the size and type of entrepreneurial clients served. We have been involved in incubator feasibility and management projects for more than 25 years. We bring together an understanding and experience with markets, facilities, financing, and management that leads to well-defined projects and expectations.

Related Projects

  • Involved with nearly two dozen incubator projects that have involved initiating, managing, financing and consulting roles.  Involvement includes market research, structuring leases and on-site management contracts, negotiating tenant leases, developing incubator policies and procedures, managing relationships with tenants, program partners and the media, and presenting to various community groups and professional associations.
  • Worked with a technology incubator through three separate development stages including initial 10,000 square foot incubator in 1989, relocation into a newly constructed 40,000 square foot building in 2000 and a major expansion in 2001.
  • Assisted in the development of a public/private partnership involving a technical college and a local private real estate developer.  This project included three buildings on a 15 acre site. Assisted in the development strategy for the incubator including market focus, timing and phasing of development, local development approvals and market research for the original 13,000 square foot incubator and subsequent expansions.  Also assisted in the creation of a new 501 (c) 3, including the application process, establishment of the board, lease documents, management agreements, policy development, media relations and other related activities.
